Checklist for Landlords 

  • Arrange a BER rating prior to letting the property 
  • Annual boiler service. 
  • Fire Safety equipment – including fire blanket and extinguishers. 
  • Ensure smoke and heat detectors are fully functional. 
  • Carbon Monoxide detectors installed. 
  • Property is clean and ready to view. 
  • Landlord property insurance. 
  • All appliances in good working order 
  • Three sets of keys (one for our team and two for tenants) 
  • Provision for garden maintenance, e.g. lawn mowing.

With the constant changes in rental legislation let one of agents take away the stress by finding quality tenants for your property. 

Frank V Murphys letting service includes: 

  • A free valuation of your rental property  
  • Advice on how best to present your property to the market. 
  • Your property will be professionally photographed and advertised on all the main property websites to include, Daft, MyHome and PropertyPal. 
  • Erect signage near the property if requested. 
  • All interested parties will be asked to complete a residential tenancy application to include work references, landlord references, photo ID etc.   
  • All nominated referees provided on the application form will be contacted, verified and confirmed by Frank V Murphys and a short list of compatible parties completed for your review and consideration.  
  • Completion of a 6/12 month lease agreement with a detailed inventory of contents will be completed to be signed by the tenant with booking deposit and first months rent collected. 
  • Ensure a standing order is set up for the collection of monthly rent to your nominated bank account 
  • Meet with the tenant to take meter readings and exchange keys on the chosen commencement date of the tenancy agreement and switch utilities over to new tenants.

REFERENCE CHECKING & OTHER EXPENSES INCURRED. 

OUR FEES ARE FULLY TAX DEDUCTIBLE AGAINST YOUR RENTAL INCOME.

At Frank V Murphy’s we take the headache out of managing your property whilst ensuring your investment is well cared for by one of our fully qualified agents.   

Our fees are fully tax deductible against your rental income, so not only are you receiving a quality service, you will also be reducing your tax liability! 

Frank V Murphy’s property management services includes: 

  • An inspection of your rental property every 3 months for the term of the agreement. 
  • A written report will be provided after all inspections on all aspects of the tenancy advising you of the current condition of your property. 
  • Collection of rent will be monitored each month on your behalf.  
  • Our qualified agents will deal directly with all contact from your tenants and we ensure no contact details for the landlord will be provided to the tenants. 
  • Complete a detailed final inspection of your property and recommendations on returning the tenant’s deposit.   
  • Resolve any difficult situations and conflicts in order to minimise input from Threshold and the PRTB. 
  • Provide an annual statement of your account (property income and expenditure) on request. 
  • Provide quotes for reasonable maintenance work and complete all urgent work immediately. 
  • Advise on when rental increase can be undertaken and completed for the tenancy.
